Commercial Industrial

Martello provides full service management for office, multi-use and industrial properties.
  • Management Services

    Tenant coordination, communications, rent collections, tendering of major repair projects and administration of all service contracts.
  • Staff

    Where onsite staff are required, we hire professional staff and provide full employment services.
  • Reporting

    Monthly income and operational reporting to Owners with a comprehensive financial information package. The addition of any specific reports requested by the Owner will be provided together with a written Property Management report.
  • Budgets

    Budgets are completed annually and budget versus actual expenses are reported monthly. At the Property's fiscal year end, reconciliation to actual collections are completed and adjustment billings are settled with all tenants.
  • Additional Services

    Building upgrades, tenant improvement construction, capital projects and construction supervision can be provided as additional services at an additional cost.
  • Leasing

    Lease renewals, lease documentation on expansions and vacant space leasing and marketing can be provided as additional services.
  • Property Assessment Reviews for Property Tax Purposes

    Assessment reviews are undertaken by third party consultants upon the recommendation of Martello to ensure accurate, equitable assessments unless requested otherwise by the Owner.
  • Insurance Pool

    Martello has negotiated with several service providers for bulk rates; one of these is property, liability and related insurance. By pooling our portfolio of properties, the insurance premiums are considerably and consistently less than individual quotations.
